Measurement Services

Our certified appraisers will provide you with an accurate measurement or floor plan of your home’s dimensions to help you determine a fair value when buying or selling a home, lower property taxes due to unreliable estimates, or market to possible buyers when selling a property.

What are floor plan services?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your property’s dimensions and area, then draw a basic or highly detailed floor plan. The appraiser’s report and floor plan is a form that can be used to prove the accurate square footage. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, a certified appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they tour the property, they notate the layout of the rooms and other features, like stairs, hallways, and entry and exit ways. They may sketch the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area of the property and the general layout. The final product is a document that can be used to prove certain specs of your property on tax documentation, property listings, and more.

When is a measurement or floor plan service required?

Property taxes

Tax records often reflect the wrong area of a property because the values can come from various sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually own! Unless a certified appraiser has recently performed an evaluation on your property (after any remodeling that might have affected square footage), you may need one to perform a home measurement service before contesting your taxes. An appraiser will verify an accurate Gross Living Area (GLA) or square footage of your property so your taxes can reflect the actual size — and you can stop paying more than your property is worth.

Putting your property on the market

A measurement service can secure a fair price for your property. Square footage is one of the biggest elements potential buyers examine when purchasing a property  — but since these values are frequently approximated rather than properly measured, your property listing may reflect less square footage than it actually has. An inaccurate measurement not only reduces the potential selling price for your property, but possibly even the number of interested buyers. The only reliable method of using an accurate square footage when listing your property is to reference a previous appraisal or measurement service performed by an appraiser.

For real estate professionals

To make certain that your client’s property sells at a price that properly reflects true market value, we suggest seeking a measurement of the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be certain that the square footage on your client’s listing is truly representative of their home. A measurement can also be a great marketing tactic to interest potential buyers because they can review the layout and attributes of the property before and after a walkthrough.
